Port District Chooses Developers for Chula Vista Waterfront RV Park

The project, called Costa Vista, will include 267 stalls, a camp store, pedestrian walkways and a clubhouse with a cafe, pool and fitness center

The Unified Port of San Diego has selected Sun Communities Inc. and Northgate Resorts LLC to develop a destination recreational vehicle park on the Chula Vista bayfront.

Port officials said the project, called Costa Vista, will include 267 stalls, a camp store, pedestrian walkways and a clubhouse with a cafe, pool and fitness center. Plans also call for 100,000 square feet of open space and off-site amenities including a public observation plateau.

A port district spokeswoman said the proposed development cost for Costa Vista is $13 million, but the development team is also proposing to invest another $13 million in off-site improvements. Both Sun and Northgate are based in Southfield, Mich.

The RV project is among several components being planned as part of a larger, long-term redevelopment of port-controlled land along the Chula Vista waterfront. The Sun/Northgate plan was selected by port commissioners from among four proposals received by the Port of San Diego for the RV park component.

Port staff will begin environmental reviews and commence exclusive negotiations with the Sun/Northgate team, then report back to port commissioners by year’s end to finalize necessary approvals.

The RV park project is planned for a site at E Street and Bay Boulevard, and a port district statement said it will pave the way for a future resort hotel and convention center. The hotel and convention center complex is expected to eventually anchor a multi-phase, 535-acre redevelopment of the Chula Vista Bayfront, which has been in planning for more than a decade.

When completed, the waterfront is expected to include more than 200 acres of parks, a shoreline promenade, walking trails, marine improvements, RV camping, residential and retail elements.
